Satisfactory
The appliance meets all current safety standards and is safe to operate. Your Gas Safety Certificate (CP12) is issued on the day. Schedule your next annual check to maintain compliance.
At Risk (AR)
The appliance falls short of current standards but poses no immediate threat to life. Continued use is at the responsible person's discretion while remedial work is arranged promptly.

Annually, before winter. An annual service maintains your manufacturer warranty, identifies deteriorating components before they fail, and ensures the appliance meets current safety standards.
A Gas Safety Certificate (CP12) is a Landlord Gas Safety Record — a legal requirement for any rented property with a gas supply. It must be renewed every 12 months and provided to tenants within 28 days of issue. Non-compliance is a criminal offence and may invalidate landlord insurance.
During standard hours (weekdays 8am–6pm) work is charged at £85 per hour with a one-hour minimum; the first hour covers attendance and fault diagnosis. Outside those hours — evenings, weekends and bank holidays — work is charged at £170 per hour, again with a one-hour minimum. If you proceed with the repair, the first hour counts toward the total, so there's no separate call-out charge. Parts are sourced and supplied, and a written cost breakdown is provided before any additional work proceeds.
We aim to attend within 24–48 hours. During cold weather or where vulnerable occupants are involved, we prioritise accordingly. When you call, we'll give you an accurate time frame rather than an optimistic estimate.

All major domestic brands: Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton, and Viessmann. For less common models, call us — we'll advise honestly rather than commit to work we're not best placed to carry out.
Your Gas Safety Certificate (CP12) is issued on the day — keep a copy and, if the property is rented, provide one to your tenants within 28 days. We'll be in touch when the next annual inspection is due.
The engineer will leave you with a written notice setting out exactly what was found and why. If you'd like us to carry out the remedial work, we'll provide a written estimate before anything is booked.
Before leaving, the engineer will explain the specific fault clearly and you'll receive a written report the same day. The appliance cannot be used until a Gas Safe engineer has repaired and re-inspected it.
