Credentials & access
Property details confirmed. All gas appliances, flues, and the meter located.
Tightness test
Gas installation checked for leaks via meter and manometer. Pressure monitored over a set period.
Appliance condition
Each appliance inspected for physical condition, stability, and correct installation.
Operating pressure
Appliances confirmed burning within manufacturer's tolerances. Gas rate calculated via meter dial.
Flue & ventilation

The Landlord Gas Safety Record
A Gas Safety Certificate (CP12) — formally a Landlord Gas Safety Record — is issued when a Gas Safe registered engineer has inspected every gas appliance and flue in a tenanted property and confirmed they are safe.
The inspection covers all gas appliances in the property: boiler and flue, gas fires, gas hobs, and any other gas-burning equipment. We check: gas supply and pipework tightness, appliance condition and operation, flue integrity and termination, ventilation adequacy, and safety device function. On completion, the CP12 (Landlord Gas Safety Record) is issued — this is the legal document required under the Gas Safety (Installation and Use) Regulations 1998.
Who needs one and why
Landlords are legally required to hold a valid CP12 for every tenanted property with gas. The trigger is typically: tenancy renewal or new tenancy, the previous certificate expiring (annual), a letting agent requiring it before listing, or a licensing inspection. Missing or expired CP12 records are one of the most common enforcement triggers under selective licensing schemes — Croydon, Lewisham and Lambeth all operate active schemes.

Boroughs with active licensing schemes
Several South London boroughs operate selective or additional licensing schemes for private rental properties. These schemes are about housing standards, and gas safety is part of that — a current Gas Safety Certificate is among the records councils expect to see, and missing or expired ones are a common enforcement trigger.
Bexley
One ward is affected: Belvedere has selective licensing to January 2030, so rentals there need a property licence with current gas records — detail on the certificate page.
Croydon
Selective licensing reaches 14 of Croydon's 28 wards from 1 September 2026, alongside borough-wide additional HMO licensing — full ward list and prep on the certificate page.
Greenwich

Merton
Merton operates selective licensing in the Figge's Marsh, Graveney, Longthornton and Pollards Hill wards, plus additional HMO licensing across seven wards (both running September 2023 to September 2028). Gas Safety Certificate (CP12) records are checked in licensing applications and inspections.
Southwark
Southwark operates additional licensing borough-wide (since March 2022) and selective licensing across 14 wards including Peckham, Nunhead & Queens Road, Old Kent Road, Camberwell Green and Rotherhithe (since November 2023). Gas safety records are checked in both regimes.
Sutton
Sutton introduced a borough-wide additional HMO licensing scheme on 22 March 2026, bringing smaller HMOs outside the mandatory scheme into licensing. Gas safety certificates are among the documents required with applications.
Wandsworth
Wandsworth operates additional HMO licensing borough-wide, and a second selective licensing scheme started 1 April 2026 covering the East Putney, West Putney and Northcote wards. Gas Safety Certificate (CP12) records are required documentation in both regimes.
Common questions about Gas Safety Certificates
Am I legally required to have a Gas Safety Certificate?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have a Gas Safety inspection carried out annually by a Gas Safe registered engineer for every tenanted property with gas appliances. Failure to comply carries an unlimited fine and up to two years imprisonment.
How often does the CP12 need to be renewed?
Annually. The certificate expires 12 months from the date of issue. You can renew up to 2 months early and keep the original expiry date for continuity.
Do you need the landlord/letting agent to be present?
No — we need access to the property and all gas appliances. We coordinate directly with tenants for access if you provide contact details. Neither landlord nor letting agent needs to attend.
What happens if an appliance fails the inspection?
The certificate is still issued, noting the failed appliance and the defect. A failed appliance must be either repaired or disconnected — tenants must not use an appliance that has been identified as immediately dangerous. We give you a written estimate for any remedial work on the same visit.
What's the difference between a Gas Safety Certificate and a boiler service?
The CP12 is a legal compliance document — it certifies that appliances are safe. A boiler service is a maintenance procedure — it cleans and checks the internal components to keep the boiler running efficiently. They are different tasks, though we carry out both on the same visit if booked as a combined appointment.
My property is in a selective licensing area. Does this affect what I need?
Selective licensing does not add to the gas safety legal requirement — annual CP12 is the statutory obligation regardless. However, licensing inspectors routinely request CP12 records and missing documentation is a common enforcement trigger. Boroughs with active schemes include Croydon, Lewisham and Lambeth.
